Drainage, ADA & Striping

Drainage: set grades to inlets/gutters, address low spots, install/adjust drain frames as needed.

ADA: confirm slopes at accessible stalls/aisles (≤ 2% cross-slope targeted), van-accessible stalls, route markings, and signage placement.

Striping: new layout or to-match; stalls, arrows, stop bars, crosswalks, fire-lane and no-parking stencils, wheel stops/bollards if requested.

Q1: How do I know if I need an overlay or a full rebuild?
If the base is stable (no wide-spread alligator cracking or pumping) and grades are good, an overlay after spot repairs often makes sense. Chronic failures or ponding usually mean rebuild with new base and, in heavier areas, a binder course.
Q2: How long will parts of my lot be closed?
Most phases reopen to traffic in 24 hours (weather dependent). We schedule phases to keep priority entrances open and minimize downtime.
Q3: Can you work nights or weekends?
Yes. We regularly phase work for retail, medical, hospitality, and multifamily to limit business disruption.
Q4: Do you handle striping and ADA details?
Yes. We stripe per plan, install ADA symbols/legends, and can adjust stall counts, van-accessible spaces, and accessible route markings.
Q5: What asphalt thickness do I need for delivery trucks?
Commonly 2″ binder 2″ surface over 8″–10″ base for medium duty. Heavier truck lanes may require additional base and binder lifts. We’ll spec it after a site review.
Q6: Will milling be required before an overlay?
Often at curb lines, gutters, ADA areas, and thresholds to keep elevations and slopes correct. Selective milling improves tie-ins and drainage.
Q7: How long does a commercial lot last?
With proper specs and maintenance (crack sealing, periodic sealcoat where appropriate, timely patching), 15–20 years is common.
Q8: Can you re-stripe with a new layout to add spaces?
Usually, yes—within code/ADA limits. We can re-optimize stall width/angle and traffic flow.
Q9: Do you warranty your work?
Yes—warranty terms are defined in your proposal and depend on the scope (overlay vs. reconstruction, traffic loads, site conditions).
Q10: Do you coordinate around deliveries and trash pickup?
Yes. We’ll schedule phases around delivery windows, trash service, and peak hours and help you notify tenants.
Q11: What if parts of my lot have soft subgrade?
We’ll proof-roll and mark failures, undercut/replace unsuitable soils, and stabilize if required before base placement.
Q12: Do you offer maintenance plans?
