New Asphalt vs. Resurfacing (Overlay)
New/Replacement Paving
-
Best if the surface has base failure, heaving, or severe cracking.
-
We rebuild the stone base, then install new hot-mix asphalt.
Resurfacing / Overlay
-
Adds a new asphalt layer over a sound base.
-
Ideal when the driveway is worn, lightly cracked, or faded—but structurally solid.
-
Optional milling at transitions (garages, sidewalks, streets) to keep elevations flush.
Quick guide:
-
Lots of alligator cracking, soft spots, standing water → Replace
-
Mostly cosmetic wear or minor cracks → Resurface
How Our Residential Paving Process Works
-
Site Visit & Measure – We assess drainage, soil, traffic, and access.
-
Plan & Set Grades – We design water flow away from structures.
-
Base Prep – Add and compact stone base (depth depends on soil/loads).
-
Edge Support – Define edges; add shoulders or topsoil where needed.
-
Hot-Mix Asphalt Install – Uniform mat, consistent temperature control.
-
Compaction – Multiple passes with rollers for density and smoothness.
-
Joints & Transitions – Tie-ins at garage, road, and walkways are milled/feathered.
-
Clean-Up & Care Guide – We leave it tidy and review post-pave care.
Thickness, Materials & Lifespan (Guidelines)
-
Typical residential: 2″–2.5″ compacted surface over 4″–8″ compacted base (varies by soil, slope, and vehicle loads).
-
Heavy use (RVs, trailers): add base depth and/or a binder course under the surface course.
-
With proper maintenance, residential asphalt commonly lasts 15–20 years.
We’ll tailor specs to your property after a site evaluation.
Repairs & Maintenance
-
Pothole & Patch Repairs – Cut, remove, re-base, and patch.
-
Crack Sealing – Prevents water intrusion and base damage.
-
Drainage Fixes – Regrade, add swales, or install French drains if needed.
-
Sealcoating – Typically after 6–12 months on new asphalt, then every 2–3 years to slow oxidation and keep it looking fresh.

Residential Paving FAQs
Q1: Should I replace my driveway or resurface it?
If the base is stable and issues are cosmetic (oxidation, minor cracks), resurfacing can be cost-effective. If you see widespread alligator cracking, soft spots, or constant standing water, it’s time to replace the driveway and rebuild the base.
Q2: How thick will my new asphalt be?
Most homes get 2″–2.5″ compacted asphalt over 4″–8″ of compacted stone base. We adjust thickness for soil conditions and expected vehicle loads.
Q3: How long before I can drive on new asphalt?
You can usually walk on it the same day. For vehicles, allow 24–48 hours depending on temperature. Avoid sharp turns or parking in the same spot for the first week.
Q4: Do you handle drainage issues?
Yes. We set grades to move water away from structures and can add swales or drainage solutions where needed.
Q5: What affects cost?
Size, base work, access, thickness, edges/curbing, and tie-ins (garage, street). We provide a detailed written estimate so you can compare options.
Q6: Will an overlay raise my driveway too high?
We mill at critical transitions (garage/sidewalk/street) so elevations remain smooth and door clearances are maintained.
Q7: When should I sealcoat?
Typically 6–12 months after installation (once the asphalt cures), then every 2–3 years depending on sun exposure and traffic.
Q8: Do you offer patching and crack sealing if I’m not ready to replace?
Absolutely. We offer cut-and-patch repairs and hot-pour crack sealing to extend the life of your current surface.
Q9: Can you add a parking pad or widen my driveway?
Yes. We can widen, extend, or add turnarounds/parking pads and tie them seamlessly into your existing driveway.
Q10: Do you work year-round?
We pave during suitable weather windows for proper compaction and bonding. For off-season work, we can plan base prep and schedule paving on the next favorable window.
