Fresh, accurate striping makes your property safer, easier to navigate, and more professional. D. Lee’s Paving provides new layouts, re-striping, ADA upgrades, and specialty markings for retail, office, medical, multifamily, industrial, schools, and HOA communities. We phase work to keep entrances open and can stripe after paving, overlays, or sealcoating.

What We Stripe & Mark

  • Stall layouts: standard, compact, accessible, van-accessible

  • Traffic control: arrows, stop bars, yield triangles, crosswalks

  • Fire lanes & no-parking curb lettering/stencils

  • Loading zones, pickup lanes, ride-share, bus lanes

  • Numbered stalls, reserved/tenant labels, visitor, EV, curbside

  • Speed humps, speed tables, wheel stops, bollards install

  • Curb painting: red (fire lane), yellow (loading), blue (accessible)

  • Play courts & specialty areas (by plan)

Need to add spaces or improve traffic flow? We can re-layout to code and present options.

Materials & Methods

  • Waterborne traffic paint (fast-dry; budget-friendly)

  • High-durability systems: thermoplastic, epoxy, or MMA for heavy-wear lanes

  • Glass bead reflectivity available for night visibility

  • Concrete & asphalt surfaces (proper primers where required)

Typical dry/reopen: walk in minutes, traffic in 1–2 hours for paint (weather dependent); thermoplastic/epoxy per spec.

ADA Access & Compliance (Plain-English)

  • Accessible stalls & aisles sized to current code; van-accessible designation where required

  • Cross-slope target:2% in accessible stalls/aisles/routes (field-checked before layout)

  • Signs & posts: install/replace at code heights and placements

  • Routes & curb ramps: markings to the nearest compliant route; add legends as needed

We’ll flag grade/condition issues that markings alone can’t solve and include a simple punch list.

Our Striping Process

  1. Site walk & measure – confirm counts, traffic patterns, ADA needs.

  2. Plan & phasing – night/weekend options; keep key access open.

  3. Surface prep – sweep, blow, degrease/oil-prime; grind or black-out obsolete lines.

  4. Layout – chalk, snap lines, and template stencils for crisp geometry.

  5. Apply markings – specified paint/thermo/epoxy; optional glass beads.

  6. Signs & hardware – posts, stops, bollards, arrows, symbols.

  7. Turnover – coned lanes and clear reopen times per phase.

  8. As-built counts – final stall totals for your records.

When to Re-Stripe

  • After paving or sealcoating

  • Lines are faded or reflectivity is low

  • ADA changes are needed (van stall count/placement)

  • Layout changes (curbside pickup, EV stalls, traffic flow)

Parking Lot Striping FAQs

Q1: Can you add more spaces without breaking code?
A: Often yes—by adjusting stall width/angle and drive-aisle widths, within code and ADA requirements.

Q2: Do you work nights or weekends?
A: Yes. We commonly stripe off-hours to minimize disruption.

Q3: How long until traffic can return?
A: Standard traffic paint typically reopens in 1–2 hours (weather dependent). Thermoplastic/epoxy varies by spec.

Q4: Can you handle ADA corrections?
A: Yes—counts, placement, symbols, signs, and route markings. We’ll note any slope/grade issues a layout can’t fix.

Q5: Will you remove or cover old lines?
A: We grind or black-out obsolete markings before new layout so the lot reads clean.

Q6: Do you install signs, wheel stops, or bollards?
A: Yes—we supply and install as part of the scope.

Q7: What if my lot was just sealcoated?
A: We can stripe as soon as the sealcoat cures to the manufacturer’s spec (usually 24–48 hours).

Q8: Which material should I choose?
A: Waterborne suits most lots; choose thermoplastic/epoxy/MMA for heavy-wear lanes, truck routes, or long maintenance cycles.
