Lee’s Paving preps the surface, seals cracks first, and applies asphalt-emulsion, polymer-modified sealer with sand for durability and traction.

What We Do (Our Process)

  1. Inspection & Plan – We evaluate oxidation, cracks, oil spots, and traffic patterns.

  2. Cleaning – Mechanical blowers, brooms, and power washing as needed.

  3. Crack SealingHot-pour rubberized filler in qualifying cracks.

  4. Oil Spot Prime – Treatment so sealer bonds over contaminated areas.

  5. Edges & Masking – Protect concrete, curbs, garage lips, and landscaping.

  6. Sealer Application – Two thin coats of polymer-modified asphalt emulsion with silica sand for traction.

  7. Dry & Cure – Cones/tape; typical foot traffic same day, vehicle traffic in 24–48 hours (weather dependent).

  8. Striping (if needed) – Re-stripe stalls, ADA symbols, arrows, stop bars.


Materials & Specs

  • Sealer: Asphalt-emulsion, polymer-modified (coal-tar free).

  • Additive: Silica sand for wear and skid resistance.

  • Coverage: Two thin coats > one thick coat (better cure and bond).

  • Cracks: We seal working cracks; alligator areas usually need patching.

  • Weather: Ideal above 50°F and rising, dry and low wind.


How Often Should I Sealcoat?

  • Residential driveways: Every 2–3 years depending on sun and traffic.

  • Commercial lots: Every 2–3 years (some high-traffic lanes sooner).

  • Don’t overdo it—too many layers can lead to flaking and tracking.

Q1: How soon can I drive on it?
Usually 24–48 hours (weather dependent). We cone/tape and give exact reopen times.

Q2: Will sealcoating fix my cracks and potholes?
Sealcoat alone won’t. We seal cracks and patch failures first, then seal for protection and appearance.

Q3: Do you use coal-tar?
No. We use asphalt-emulsion, polymer-modified sealer (coal-tar free) with silica sand.

Q4: How long will it last?
Most homeowners re-seal every 2–3 years; commercial sites vary by traffic and sun exposure.

Q5: Why do you recommend two thin coats?
They cure better, bond stronger, and reduce tracking vs. one heavy coat.

Q6: Can you re-stripe my lot the same visit?
Yes—once the sealer cures to spec, we re-stripe stalls and ADA markings.

Q7: It’s black—will it be slippery?
Our mix includes sand to improve traction. Fresh surfaces can be slick when wet—use caution the first week.

Q8: Do discounts apply to sealcoating?
No. Per our promotions, sealcoating is excluded from discount programs.
